NB :
1.Total Cost means the Sale Consideration Amount + Car Parking Development Charges + Premium Location Charges.
2. Charges for Amenities & Others are payable 90 days before the date of possession.

TSL SPRING CITY Cancellation Procedure
A) Automatic Cancellation by the builder / developer
In the event of the Allottee /purchaser failing to enter into legal agreement within 30 days from the date of booking after paying the agreement amount, the provisional allotment will stand automatically cancelled and the Builder/developer shall deduct a sum of Rs.50,000/- or sum equivalent to (five) 05 % of the total cost of the flat / villa/ apartment whichever is higher as cancellation charges .
B) Cancellation before execution of agreement
1)If the Allottee /purchaser cancels the booking on his / her own before execution of agreement with the promoter, the Builder/developer shall deduct a sum equivalent to fifteen(15) % of the total cost of the flat / villa/ apartment as cancellation charges.
2)Refund of balance amount after deduction as mentioned above will be made by the developer company within maximum thirty(30) days from the date of such request.
C) Cancellation after execution of agreement
1)If the Allottee /purchaser cancels the booking within 30 days of execution of agreement and / or before payment of first installment, the Builder/developer shall deduct a sum equivalent to (Ten) 10 % of the total cost of the flat / villa/ apartment as cancellation charges .
2)Refund of balance amount after deduction as mentioned above will be made by the developer company within maximum sixty (60) days from the date of such request.
D) Cancellation after payment of first instalment / Foundation amount
1)In case of cancellation of the booking after payment of the first installment / foundation amount and before the registration of the flat in favour of the purchaser, due to whatever reasons, then the entire amount paid shall be refunded to the Allottee /purchaser without any interest and without deduction of any penalty or & service charges or any other charges what so ever by the developer .
2)Refund of the entire amount paid to the developer will be made within maximum ninety (90) days from the date of such request.
E) General Rules for Cancellation
1) In all self cancellation cases, the purchaser has to return all original documents like (Allotment letter, Agreement, Money receipts etc.) along with a written request duly signed by the purchaser.
2) Refund of balance amount after deduction as mentioned above will be made by the developer company by way of account payee cheque in favour of the first / sole purchaser only. Under no circumstances refund will be made in cash.
3) If the payment is not made by the developer company within the stipulated time period without any lapses of the customer, simple interest @ 24% p.a. will be paid by the developer company for the delayed days.
4) Upon such cancellation, it is the sole discretion of the Builder / developer to deal with the above villa / apartment as the Builder so pleases.
